This small timber cottage was built in the early 1870s for Joseph Chase who resided in the house until 1896. Situated on a 9 perch (227m²) block of land, the house was constructed prior to the introduction of the Undue Subdivision of Land Prevention Act in 1885 which prohibited the subdivision of land into lots less than sixteen perches (405m²). The small cottage is a fine example of the acute land subdivisions that led to crowded conditions in these early suburbs.
