The place is important in demonstrating the evolution or pattern of the city's or local area’s history

as it illustrates the interwar consolidation of New Farm, an important phase in the area's development.

Representative

Criterion D

The place is important in demonstrating the principal characteristics of a particular class or classes of cultural places

as a fine example of a Spanish Mission style residence reflecting the interest in the Spanish Mission style in Queensland during the 1920s. It was thought during this time that the climate in Spain and the west coast of North America was similar to that in Queensland and hence the suitability of the architecture.

The place has a special association with the life or work of a particular person, group or organization of importance in the city’s or local area’s history

as an example of the work of Eric P. Trewern, who was influential in the domestic architecture of Brisbane in the period between the wars.
